EXCELLENCE IN TENANT CARE: Redwood LIFE, Managed by Longfellow Real Estate Partners

Redwood LIFE, based in Redwood City, California, and managed by Longfellow Real Estate Partners, received the 2026 Excellence in Tenant Care Award from CRE Insight Journal. The award recognizes properties for excellence in tenant care, including health and well-being, communications, tenant engagement and other initiatives that reflect a commitment to supporting and serving tenants. 

At Redwood LIFE, that commitment is expressed through Elevate by Longfellow, a hospitality-driven tenant experience program designed to support the people who work across the campus. 

For the more than 1,400 professionals at Redwood LIFE, Elevate brings together wellness, community-building, communication, convenience and year-round programming. The program is built around the idea that life science campuses should support not only the research and business taking place inside tenant spaces, but also the people doing that work each day. 

Elevate is organized around programming areas that support wellness, connection, convenience, food and beverage, learning, recreation and philanthropy. Rather than treating those activities as separate amenities, Longfellow integrates them into the daily campus experience. 

The program gives tenants multiple ways to participate. Dedicated tenant experience concierges help connect people with events and resources, while campus communications, digital tools and on-site touchpoints keep programming visible throughout the year. 

One of the strongest parts of Elevate at Redwood LIFE is its focus on wellness. The campus has 1,115 fitness members, representing 79% of the total campus population, and averages 2,875 fitness check-ins each month. Elevate also offers 23 fitness classes each week and has recorded 6,211 group-exercise participants.

The wellness offerings help tenants incorporate movement and balance into the workday without leaving campus. For employees working in a multi-tenant life science environment, those resources also create shared experiences outside individual companies and lab or office spaces. 

“The fitness and wellness offerings have made well-being a convenient and meaningful part of tenants’ everyday routines at Redwood LIFE,” said Marlee Helbig, Head of Marketing and Tenant Experience with Longfellow Real Estate Partners. “With a diverse range of classes offered at convenient times throughout the day, tenants can prioritize their health with minimal disruption to their unique work schedules that come with lab work. The variety of programming also makes this accessible to people with different interests, goals, and fitness levels.” 

Tenants have shared that the team has helped them recover from injuries, achieve personal fitness goals, and build sustainable routines. One tenant credited the program with helping them become pain-free after experiencing a knee injury, while another said the onsite fitness center helped them reach “the best shape of their life.” Just as importantly, the welcoming staff, group classes, and events have created a strong sense of community. 

Elevate also creates opportunities for connection across tenant organizations. The program delivers more than 100 events annually at Redwood LIFE, drawing more than 2,000 total attendees across wellness offerings, educational sessions, food and beverage activations, seasonal events, philanthropic opportunities and community-building experiences. 

Those events help turn Redwood LIFE from a place people come to work into a campus where people have reasons to gather, meet colleagues from other organizations and participate in the broader community. 

Local partnerships are another part of the program’s tenant care strategy. Elevate introduces more than 50 local businesses to the Redwood LIFE community each year, connecting tenants with local food, wellness and service providers while keeping programming connected to the surrounding community. 

For Earth Day 2026, Redwood LIFE participated in Buzz Bash, a portfolio-wide Longfellow event focused on pollinators, biodiversity and environmental stewardship. At Redwood LIFE, the event included a hands-on partnership with Beewise that connected tenants to the campus’s BeeHome and sustainability efforts. 

Across Longfellow’s portfolio, Buzz Bash partnered with three bee-focused organizations and welcomed more than 450 attendees. 

The event shows how Elevate can pair tenant engagement with broader themes such as sustainability, education and community. It also shows how portfolio-wide programming can be tailored to the character of an individual campus. 

One tenant summarized the impact of these experiences by sharing, “We told our manager they can never lose our lease here because we love these events so much.” 

Through Elevate, Redwood LIFE has created a tenant care model that combines high-touch service with measurable participation. The program supports health and well-being, makes the campus easier to navigate, brings people together across tenant organizations and creates regular opportunities for tenants to engage beyond their own workspaces. 

“This award is a meaningful recognition of the care the Redwood LIFE and wider Longfellow team bring to the campus each day,” said Marlee. “It reinforces our belief that an exceptional workplace extends beyond the physical space and is built through thoughtful programming, responsive service, and a genuine commitment to tenant well-being.” 

Marlee said other property teams can strengthen the tenant experience by tailoring their approach to the specific community they serve. That includes understanding tenants’ needs, schedules and work demands, then developing offerings around those insights.  

“Above all, exceptional tenant care requires consistency and a genuine commitment to supporting their well-being every time they step onto campus,” said Marlee. 

In recognition of a tenant experience program that supports wellness, connection, communication and community across a multi-tenant life science campus, Redwood LIFE, managed by Longfellow Real Estate Partners, has received the 2026 Excellence in Tenant Care Award from CRE Insight Journal.
