ENERGY STAR Tenant Space is designation by the U.S. Environmental Protection Agency (EPA) for commercial spaces that meet specific energy efficiency performance criteria. It focuses on leased spaces, encouraging tenants to adopt energy-efficient practices. Achieving ENERGY STAR Tenant Space recognition involves implementing energy-saving measures, tracking energy use, adopting an environmentally friendly procurement policy, and more.

The program is important for several reasons. It promotes energy efficiency in commercial buildings, contributing to reduced energy consumption and lower utility costs. It also helps tenants make informed choices about their leased spaces that align with environmentally friendly practices. Additionally, by encouraging energy-efficient measures, ENERGY STAR Tenant Space contributes to overall sustainability goals and reduces the environmental impact associated with building operations.

Here are five key strategies commercial real estate property managers can use to encourage their tenants to pursue ENERGY STAR Tenant Space certification.

  1. Education and Awareness. Provide information to tenants about the benefits of ENERGY STAR Tenant Space certification, such as cost savings, environmental impact reduction, and potential marketing advantages.
  2. Incentive Programs. Establish incentive programs, such as reduced lease rates or other financial benefits, to motivate tenants to adopt energy-efficient practices and pursue ENERGY STAR certification.
  3. Energy Audits and Recommendations. Offer energy audits to identify areas for improvement in tenant spaces. Provide specific recommendations and guidance on implementing energy-efficient measures that align with ENERGY STAR requirements.
  4. Collaborative Initiatives. Foster a collaborative approach by working with tenants to develop and implement shared energy efficiency goals. Encourage communication and partnerships to collectively achieve certification.
  5. Recognition and Marketing. Showcase and celebrate tenants who attain ENERGY STAR Tenant Space certification. Highlighting their efforts can create positive publicity, attract environmentally conscious businesses, and motivate others to follow suit.
