The award recognizes an exemplary partnership between a real estate product or service provider and a single property or real estate management company. Building management teams and product/service providers often collaborate to improve operational efficiency, environmental sustainability, tenant care, and more. The award recognizes excellence found in this type of collaboration.
Headquartered in New York, New York, Link Logistics is a leading owner of last-mile logistics real estate designed to meet the needs of the modern supply chain. Operating the largest portfolio of warehouses and business parks located throughout the United States, Link Logistics uses its scale, industry expertise and foundational focus on sustainability to power the economy of tomorrow.
Headquartered in Cumming, Georgia, RooterPLUS has been providing plumbing, septic, sewer and drain services to residential and commercial customers since 1994. Their service area encompasses metropolitan Atlanta and beyond.
1075 Old Norcross in Lawrenceville was built in 1987 and frequently encountered issues such as backups caused by tree roots and landscape growth. Over the past two years, RooterPLUS’ collaboration with Allison Wilson, Property Manager with Link Logistics, has yielded significant improvements and resolved critical issues.
The partnership between Link Logistics and RooterPLUS focuses on swift response to emergencies. One notable success was addressing a backup that traditional jetting could not resolve, indicating a larger issue. “Making sure our customers’ operations run smoothly is a top priority, and having dependable, trustworthy vendors like RooterPLUS, helps us to make that happen,” said Allison.
After using a camera to get a better look at the issue and performing an exploratory dig, RooterPLUS identified that the issue lied in an improper fitting line. Working closely with Allison, RooterPLUS swiftly executed a strategic solution, working overnight to complete the repairs.
“Throughout this process we were able to communicate effectively with Allison to execute the repairs that evening,” said Lauren. The seamless resolution ensured tenants returned to normal operations without disruption. “This is a great example of a partnership where we work together to solve problems while keeping our customers a top priority,” added Allison.
Together, Link Logistics and RooterPLUS have tackled multiple projects. These efforts have minimized downtime, enhanced operational reliability, and improved tenant satisfaction. The collaboration exemplifies a shared commitment to excellence, ensuring the properties remain a reliable and comfortable environment for tenants.
Unforeseen challenges are an inevitable part of any project. Therefore, it is crucial to align with partners who possess problem-solving capabilities and a proactive approach. When issues arise- which they inevitably do, having aligned goals and strategies enables both parties to address and resolve these challenges efficiently.
Effective communication is another key takeaway. Clear and open communication channels facilitate transparency and understanding between partners. This is instrumental in avoiding misunderstandings and minimizing disruptions during project execution. “Building that trust and making sure that you remain valuable to your client is important,” said Lauren.
In the commercial real estate industry, maintaining optimal plumbing functionality is paramount to ensuring tenant satisfaction and operational efficiency. Over time, plumbing systems can deteriorate, leading to disruptions and increased maintenance costs. RooterPLUS aims to address these challenges by delivering reliable and efficient plumbing solutions.
RooterPLUS offers transparent, flat-rate pricing for services, including nights, weekends, and holidays. This approach minimizes unexpected costs and allows the property management team to schedule essential plumbing projects and repairs during off-peak hours, thereby reducing tenant disruptions and operational downtime. “Avoiding disruptions for our customers is essential, so we prefer to schedule any water shut-off work for after hours.,” added Allison.
Through their open communication, flexibility in addressing and overcoming immediate challenges, thoughtful solutions to keep the workspace undisturbed, and collaboration, Link Logistics and RooterPLUS have received the 2024 Excellence in Collaborative Service Award from CRE Insight Journal.
