Emily Holt, Operations Finance Manager with The RMR Group in Denver, Colorado, has been selected by CRE Insight Journal as one of the 10 to Watch in commercial real estate. The CRE Insight Journal 10 to Watch program recognizes the commercial real estate industry’s top early career professionals and showcases how emerging professionals are shaping the real estate industry through a variety of career pathways.

Excellence In and Out of Work

At The RMR Group, Holt is responsible for onboarding and managing a team of seven, who are focused on centralizing accounts receivable (AR) and accounts payable (AP) processing. She assists senior leadership at The RMR Group and joint venture partners through quarterly Real Estate Investment Trust reporting and through new AR reporting tools and reporting slide decks built to assist with high-level reviews. Additionally, Holt collaborated with team members to implement a new AP processing software for The RMR Group.

While implementing new AR and AP processing and reporting, Holt also developed a robust training library to help team members in using the new budgeting and reforecasting software, as well as policy reference guides. With her proven track record of leadership, program implementation, training development, and reporting, Holt has built a solid reputation as a talented professional in the real estate industry.

Outside of work, Holt has made significant contributions through community service. She has helped facilitate several fundraisers for Children’s Miracle Network (CMN) Hospitals, a charity devoted to raising funds and awareness for 170 member hospitals across the United States and Canada. Holt says CMN Hospitals is an important charity to support, and she is continually looking for ways to continue her support for this important organization.

“Children’s Miracle Network is an organization that has always meant a lot to me,” Hold said. “Many families rely on charitable support when their children are admitted to hospital care. I have personally worked several fundraisers and events to raise money for CMN and look for ways to continue my support.”

A Career of Excellence

Holt began her work with The RMR Group in September 2016 as a Tenant Coordinator. Since then, she has received three promotions, first rising to Fiscal Operations Assistant, then Fiscal Operations Manager, and then to her current role as Operations Finance Manager.

After being promoted from Tenant Coordinator to Fiscal Operations Assistant, Holt was responsible for applying cash deposits to tenant accounts, coordinating collection issues with property management teammates, and submitting monthly AR reporting. She also reviewed and approved property-level invoices; completed monthly accrual and variance reports; processed tenant work orders and utility bill-backs, among other finance-related duties.

Next, as Fiscal Operations Manager, Holt was responsible for ensuring the accuracy, propriety, and timeliness of all financial data and reports for a regional portfolio. She also monitored capital spending and budgets and conducted monthly capital project meetings. Additionally, she reviewed fixed asset reports to ensure correct management fees for the company and assisted with annual budget preparation, review, and submissions and tracked budget to actual variances throughout the year.

Now, in her current role as Operations Finance Manager, Holt assists in the review and analysis of budget and reforecast performance and has created new streamlined reporting. She also acts as liaison between departments and collaborates to identify and improve processes and training opportunities. She serves as the department representative on committees working to implement new procedures and technologies, and she leads the AR/AP team to ensure proper management of field-level accounts receivable and accounts payable.

Prior to joining The RMR Group, Holt served as a Leasing Consultant with Kenney Realty from 2013 to 2016.

Holt graduated from Tennessee Technological University in Cookeville, Tennessee, earning a Bachelor of Science Degree in Business Administration, with a double major in economics and marketing.

Through her role as Operations and Finance Manager with The RMR Group, Holt says she sees the positive impact commercial real estate makes on people.

“Oftentimes, people spend more time at work than they do at home, and I love having a hand in ensuring they have a safe, clean, and comfortable place to come to every day,” Holt said. “Real estate companies have a unique opportunity to make a difference in the community and environment through everyday business decisions.”
