Water Intrusion Repair 

In the fourth quarter of 2023, Lincoln Property Company was overseeing the management of a flex office building located 5250 Triangle Parkway in Norcross, Georgia. Near its closing date, the Lakeside building required a quick repair turnaround after thunderstorms in the area caused water intrusion in the building. Given that such an incident had never occurred at the property before, it became imperative to address this issue promptly for the sake of both the client and the prospective buyer. Kelly Mulkey, Senior Portfolio Manager at Lincoln Property Company, promptly contacted Tiffany Wilson, Director of Business Development at Gray Contracting and enlisted the services of their team to analyze and diagnose the problem. The team at Gray Contracting moved quickly, and within 24 hours had already conducted a thorough site visit, diagnosed the water intrusion, and swiftly devised a course of action to address the situation. 

“We had two weeks until our client was going to the closing table, and if we didn’t figure out a way to get this completed, the deal could have fallen through,” explained Kelly. “In this case, Tiffany and Gray Contracting went above and beyond, and they were able to knock out a pretty intricate scope for us.” 

Operating around the clock, the contracting team at Gray Contracting completed the water intrusion repairs, landscaping reset, and aesthetic preservation within five days, ensuring that the client closed on the property without delay. Despite the project’s time restriction, Gray Contracting and Lincoln Property Company remained detail oriented and diligent to ensure their work produced only the best results.  

Collaborative Results 

The results Gray Contracting and Lincoln Property Company achieved through this project were vital in many ways. By acting quickly, both businesses were able to surpass expectations regarding client requirements and deadlines. Not only was the property repaired, but the team also took action to ensure continued success. 

“Due to Kelly jumping on the issue as quickly as she did and getting us involved, we were able to complete the job quickly and take preventative measures to ensure that further damage would not occur to the space,” added Tiffany.  

With the client and vendor staying in constant communication, management had discussions with the tenants to ensure that their workflow and quality of their workspace remained undisturbed. This accommodation and quick-thinking contributed to the overall satisfaction of all parties involved. This project demonstrated the importance of cultivating a relationship of trust and collaboration with both clients and service providers. 

Ultimately, the ability to communicate effectively, understanding the needs of the property, building trust, managing expectations, problem-solving, and the reassurance of high-quality work all paved the way to the project’s success.
